Apple will not approve any apps for sale in the app store (with a few exceptions like FCP X) unless they implement sandboxing. In order for an app to access a file outside of its sandbox, the user must give permission to the app. When you browse to your fcpxml file, you are granting permission to read that file and when you select the destination folder, you are granting permission to write an AAF there, but X2Pro also needs permission to read all of the clips that are referenced in the fcpxml so that it can extract the audio. This is what the media locations window is for.
When you add a media location, you are granting access to all the files in that folder (and in subfolders of the one you add) . It looks like most (perhaps all) of your media is in "/Volumes/WELCOME TO/", so just adding the "WELCOME TO" disk to the media locations should grant access to those clips.
To take it a step further; if you add "/" to the media locations by adding your primary hard disk (normally called "Macintosh HD"), then because everything is mounted in a subfolder on "/" (even external drives and network locations), you should never have to add another media location, but it also means that X2Pro has access to everywhere on your system, so it's your choice whether you want to do that.
